Hosted Viewings & Open House Events
Need a helping hand? We're here to support you with Hosted Viewings and Open House Events. Whether it's to cover periods of annual leave, sickness, understaffing, or for support during evenings and weekends, our team is ready to step in.
Here's how we help:

Duration - each appointment lasts 30 minutes at the property.

Hosted Viewing - you can send two prospective tenants, each with a dedicated 15-minute slot. After the viewing we will provide you with detailed feedback.

Open House Events - you can invite as many viewers as you like and we will simply let you know who attended.

Access - the existing occupant needs to provide access or keys need to be readily available at the property, with a concierge, in a secure key box, or at a KeyNest location within a 15-minute walk.

Feedback - after each viewing or open house event, you'll receive prompt email feedback letting you know who attended and if the prospective tenant wishes to make an offer.

In-person Screening - we're your extra set of eyes and will alert you to any suspicions of potential intention of subletting or if a different person arrives at the viewing than expected.
Mid-Tenancy Inspections
Stay compliant with Selective Licensing requirements and protect your investment with our Mid-Tenancy Periodic Inspections. We understand that keeping an eye on your property is crucial, and our inspections help identify potential issues early, ensuring your property remains in great condition.
What we cover:

Regular Checks: We recommend and can perform inspections every six months to provide a consistent record of your property's condition.

Health & Safety Focus: We diligently check for signs of black mold and damp, test all smoke and carbon monoxide alarms and photograph all electrical sockets and switches.

Condition Assessment: We thoroughly assess the overall condition of the property, noting any wear and tear or maintenance needs.

Subletting Vigilance: We'll also look for any signs of potential unauthorized subletting activity, providing you with peace of mind.

Photo Reports: After each inspection, you'll receive a report complete with photos, giving you a clear overview of the property's status.
These inspections are vital for maintaining property standards, addressing minor issues before they become major problems, and ensuring your tenants are looking after your valuable asset.
Livestreamed Viewings & Video Tours
Can't view a property in person? We've got you covered. We can step in and view a property on your behalf, saving you time and effort.

The Viewing - we will either live stream it to you so you can see it in real-time, or we'll record a detailed walkthrough video.

Condition & Cleanliness Reporting - We pay extra attention to detail, specifically checking the condition of the property and taking photos of any existing damage.

Accurate Photos - you will receive realistic (non-fisheye) photos of each room. These are designed to be less misleading than wide-angled marketing shots, giving you a truer sense of the space.

Amenities - usually we are not allowed to video the building amenities but we can take some photos if allowed.

Safety - crucially, we will also flag any safety concerns we notice in the immediate area around the property.
